SETTLEMENT (MOVING IN)
Just when you thought all the hard work done you have a few more steps before you can move in to your new home.
Final Inspection.
Before you and your real estate agent ahead to closing. You will do a final inspection or “walk through” before you take over the property. This is to make sure that the seller has kept the home up and no new issues have arise prior to singing final paperwork.
Services and Utilities.
It is always best to call a few days’ ahead of closing and get the utilities for water, sewer, cable, phone and electric placed in your name. Your real estate agent will assist in this process by providing you a list of contacts for the area.
Closing Escrow.
Normally a few days prior to closing the title company or your real estate agent will provided you with a HUD or "closing statement" that details all of the financial details of your home purchase. This will provided you with your final numbers and the amount needed to bring to closing to purchase your home. The title agent will go over this with you to ensure its accuracy at the day of closing. At that step in the buying process, the title company will have you sign the final documents, including loan documents, your HUD statement and few other important forms. When everything is complete, the title company will record the transaction for you at the County Assessor's Office, and you will become the official new owner.
